Wanted: Land in the PNW.

Howdy Folks.

Must be in the Pacific North West (including Montana Rockies) and have / be:

Off The Grid
1 - 5 Acres of land of which some is level, some is not.

Water supply

Lots of trees for cabin building

Access in winter (4x4 ok)

No CCR's (Covenants, Conditions, Restrictions)

At least 1000 Yards from any interstate, 500 years from a highway.

Not have many neighbors close-by

Not part of a Home Owners Association.

Preferably sold from an existing, larger acreage.

Tall order I know but that's what I'm looking for. :)

Anyone got some land like that or know people who have? I've gone to realtors etc and they are asking silly money etc.

    Are you including Alaska in your definition of PNW?  If so I might be able to make a couple of suggestions.  Might even have a little corner of heaven for you.  But the neighbors might be too close for your liking.

    How close are the neighbors? Not 500 years close by any chance? ;)

    I've heard the bugs can be swarming in Alaska though!

    As long as it's about 300 - 1000 yard with trees etc. That will whet my appetite...

      A word of warning:  bugs swarm in Montana.....bad....Not sure about the western part but where I live in the middle, I've had numerous Alaska "vets" say our mosquitos were as bad as they've ever seen.     :cool

    There is a book by a guy who with his family are the last trappers in what is now Arctic National Wildlife Refuge.  I will try to remember the name, but even in ANWR it was not 50 years away from neighbors, let alone 500 years.

    Bugs vary by place and from year to year.  AK is the same size as 1/3 of the lower 48.  Where I grew up, they are not bad generally.  Out here in Bristol Bay, the FFing black flies are what I hate.  They don't really bite they just swarm around you and crawl in your eyes and ears.  No-see-um's bite me the worst, and diesel is the only repellant that works on them, and then it works best alight.

    The wife and I have a piece of property that we might be willing to let some or all of it go.  It is about 8 miles north of Homer, AK.  It has some trees, but black/bog spruce is not good for building cabins.  Water will be the issue unless you are willing to drink the swamp water, or haul.  The part we might piece off is on the back of our piece, and road to that end has never been developed and the owners says not in his lifetime.  It would be walk in in the summer and snow machine/4 wheeler winter.  It is tundra with islands of trees and higher ground on it.  The wife is out of town, due back later today, and I need to talk to her about it as we have not lived on the property in about 6 years but are planning on being their in the spring. 

    PM me and we could maybe set up a time to talk on the phone.  Alaska has some semi-remote options, and there are still a few cheap land opportunities.  If you are willing to have reasonable expectations, and live with in the local realities.

    Yup that is the guy's name.  I know I had his book here, but I haven't seen it in a year or two.
